Who we are
Sakan Properties is a DBA of S&K Real Estate and Investments LLC, a North Carolina limited liability company licensed by the NC Real Estate Commission as a real estate brokerage (Firm License #C32100, Broker-in-Charge Sami Shaban License #300380). We provide buyer’s agency services for new construction home purchases in the Triangle, North Carolina region.
What you can do on the site

- Reverse engineer, decompile, or attempt to extract source code
About the lead form and rebate calculator
The rebate calculator on this site provides an estimate based on typical builder commission rates in the Triangle market. Your actual rebate depends on:
- The specific builder you purchase from and the cooperating broker commission they pay
- The dollar amount on which that builder calculates commission (which varies by builder)
- Your lender’s rules on allowable buyer credits
- Other credits or incentives applied to your transaction
- The specific terms of the Buyer Agency Agreement and Rebate Addendum you sign with Sakan
The calculator is for illustrative purposes and is not a guarantee. Actual rebate amounts are determined per transaction and confirmed in writing before any contract is signed.
Submitting the lead form does not create a buyer agency relationship. A buyer agency relationship between you and Sakan is established only when both you and Sakan sign a Buyer Agency Agreement (NC Form 201) together with the Sakan Rebate Addendum. Until then, no fiduciary obligations exist between us.

Limitation of liability
To the maximum extent permitted by North Carolina law:

- We are not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the site
- Our total liability for any claim arising from the site itself (not from a signed buyer agency agreement) is limited to one hundred dollars ($100)
Nothing in these terms limits any liability we have under NC real estate licensing laws or under any signed Buyer Agency Agreement and Rebate Addendum, which contain their own terms.
Disputes about site use
These terms cover your use of the website. Any dispute about a Buyer Agency Agreement, the Rebate Addendum, or our brokerage services is governed by the dispute resolution provisions in those signed agreements, not these terms.
For disputes about your use of the site itself:
- Step 1: Email us at agentshaban@sakanproperties.com and we’ll try to resolve the issue informally
- Step 2: If informal resolution fails, the dispute will be resolved by non-binding mediation, then if necessary by binding arbitration in Wake County, NC
- Governing law: North Carolina law applies, without regard to its conflict-of-laws principles
Indemnification
You agree to defend, indemnify, and hold Sakan harmless from any claim arising from your misuse of the site, violation of these terms, or violation of any third-party rights.
Changes to these terms
We may update these terms from time to time. When we do, we’ll post the updated version here with a new effective date. Continued use of the site after an update means you accept the changes.
Severability and entire agreement
If any provision of these terms is held unenforceable, the remaining provisions remain in effect. These terms, together with our Privacy Policy and (if applicable) the signed Buyer Agency Agreement and Rebate Addendum, are the entire agreement between you and Sakan regarding the site.
