Privacy Policy

This is Sakan Properties’ privacy policy. Sakan Properties is a DBA of S&K Real Estate and Investments LLC, a North Carolina limited liability company licensed by the NC Real Estate Commission (Firm License #C32100, Broker-in-Charge Sami Shaban License #300380). When this policy says “we,” “us,” or “Sakan,” it means Sakan Properties. When it says “you,” it means you.
We’ve tried to write this policy in plain English. If anything is unclear, email agentshaban@sakanproperties.com.
What we collect
From the lead form (when you fill it out): your name, email address, phone number (if you provide one), the Triangle area you’re shopping in, your approximate budget, your timeline, your financing status, your prior new-construction visit history, and any notes you add about builders you’re considering.
From your emails with us: the contents of email exchanges between you and Sakan, plus basic delivery metadata from our email provider (whether emails were delivered, opened, or links were clicked).
Server logs: when you visit the site, our hosting platform automatically logs basic information like your IP address, browser type, and which pages you viewed. These logs are used for security and debugging.
We do not collect data about you from third parties (data brokers, social media profiles, etc.).
How we use it
We use the information you provide to:
- Send you a personalized rebate estimate after you submit the lead form
- Send you a sequence of educational emails about the buying process (4-5 emails over 12 days)
- Schedule consultation calls with you
- Provide buyer agency services if you engage us through a signed Buyer Agency Agreement
- Keep internal records of leads and clients
- Contact you about your matter (including text/SMS if you’ve provided a phone number and agreed)
We do not use your information for any other purpose without your consent.
Who we share it with
We share your information only as needed to provide our services:
- Resend (email delivery service) — receives your name and email to deliver our nurture and confirmation emails
- Calendly (if you book a consultation) — receives your name and email when you schedule a call
- DocuSign (if you engage Sakan through a buyer agency agreement) — receives your name and email to manage the signing process
- Your mortgage lender (only after you engage Sakan) — receives information necessary to disclose the cooperating broker rebate, as required by NC and federal lending rules
- The Builder (only when we register you for a tour) — receives your name and basic contact information so the Builder recognizes Sakan as your representation
- Your closing attorney or settlement agent (only at closing) — receives information necessary to prepare the Closing Disclosure and complete the transaction
We do not share your information with any other party except as required by law (court orders, subpoenas, regulatory inquiries).
What we don’t do
- We do not sell your information to anyone
- We do not share your information with marketing partners, advertisers, or data brokers
- We do not use third-party advertising tracking, analytics cookies, or behavioral tracking pixels on this site
- We do not display ads to you
- We do not use your information to train AI models
Cookies and tracking
This site uses minimal cookies — only what’s strictly necessary for site function. We do not use Google Analytics, Facebook Pixel, or similar third-party tracking tools. We do not require a cookie consent banner because we do not drop non-essential cookies.
How long we keep your data
We retain information you provide for as long as needed for our business purposes, including ongoing communication with you, completing real estate transactions, and maintaining required business records. We may also retain data for periods required by NC real estate licensing rules and tax law (currently 3 years post-transaction for NCREC purposes).
You can request deletion of your data at any time by emailing agentshaban@sakanproperties.com. We’ll honor deletion requests within 30 days, except for data we’re required by law to retain.
Security
We protect your information using reasonable industry-standard measures including encrypted email transmission (TLS), secure password practices, and limited internal access. No system is perfectly secure; we cannot guarantee that all transmissions or stored data are 100% secure. We recommend not transmitting sensitive financial information (SSN, account numbers) by email; we’ll use secure document delivery for those when needed.
Your rights
You have the right to:
- Know what data we have about you — email us and we’ll provide a copy
- Correct inaccurate data — email us with corrections
- Delete your data— email us and we’ll honor the request within 30 days (subject to legal retention requirements)
- Unsubscribe from emails — use the unsubscribe link in any email, or email us to opt out

Children
This site is intended for adults shopping for new construction homes. We do not knowingly collect information from anyone under the age of 13. If we learn we’ve collected information from a child under 13, we’ll delete it.
Updates to this policy
We may update this policy from time to time. When we do, we’ll post the updated version here with a new effective date. Continued use of the site after an update means you accept the changes.
